Empty Nester Experts?
Well – maybe not. Although we do know a LOT about those empty nester kind of folks, and the kind of “all –season” houses they might want to live in for the next season of their lives. We did our first empty-nester neighborhood back in the late 70’s, in Heritage Valley. We called it Olde Towne – like the near north neighborhood in Chicago. Some folks questioned the name but that didn’t hurt the concept. We went on to sell 74 homes to some wonderful convinced customers!
Over the 40 years that I’ve been developing neighborhoods and building homes in Valparaiso I have always been available to my customers. I have a listed phone number and I live right downtown. Our primary focus is meeting our customer’s needs and focus on listening to them. We are so proud to say over 1200 folks live in a Coolman Community home. We truly believe the best home we can build for you is the smallest home that will meet your biggest needs.
I’ve actually learned more from my mistakes than I have from my successes. Like build a substandard product. When you’re building for experienced people, it’s not a good idea to cut corners, or use inexpensive product, or do things in shabby ways – especially when you’re building in a small town (yeh, I know – Valpo isn’t as small a town as it used to be. But since I grew up here, I still think of it that way
And it’s not a good idea to hire trades who don’t really know what they’re doing. Maybe you saw the article about our “Master Craftsman” program that appeared in The Times a couple of weeks ago. We’re really proud of the tradesmen who construct our homes – they really are “Master Craftsmen.” We don’t believe that there is any other builder in this area who delivers the level of product that we do – no matter what the price range is.
Which does bring up something of a conundrum for us - we will NEVER be the lowest priced builder in the area. We can’t build what we do, and how we do, and where we do, and compete with folks whose primary goal is to sell based on price. We all know the old axiom “you get what you pay for”, and that certainly holds true in the housing business, and we don’t believe THAT’s a mistake.
So if what you’re looking for is a nice empty nester neighborhood in town, we suggest that you come to our special open house weekend in Fairfield Greens – Saturday and Sunday from 1 to 4 ea. day. If you’re primarily focused on price, when you visit we will be able to tell you exactly what the price is! We’ll be up front about our pricing, about our delivery, and about our warranty – but we can’t do all of those things and be the lowest priced neighborhood in the area – nor would you want us to.
As you’re looking for exceptional neighborhood, with exceptional homes, built by exceptional people, at what actually is an exceptional price – homes that do an exceptional job of meeting the needs of those exceptional people that we call empty nesters – then we suggest you might want to come out this weekend. We’ll have 7 homes you can tour (several completed and a few in various stages of completion) – from our 1704 sq. ft. Creekside Model, which is loaded to the gills and priced @ $283,000, all our homes are 3 bdrm./2 bath, 1415 to 1576 square feet and priced from $209,800 - $244,000 with home site. All of these are wonderful, cozy home that front onto one of our “Commons” areas in Fairfield Greens – a quiet, tucked away neighborhood that’s almost within walking distance of downtown Valpo.
Speaking of timing - we’ve also realized that, over the years, we’ve make a rather consistent mistake in almost all of our empty nester neighborhoods. From that first neighborhood in Heritage Valley, to the Village Walk Neighborhood in Keystone Commons, to the Cottages in Aberdeen, to our Rockwell Corners neighborhood on the near north side of Valpo (and others), we’ve had people say to us over and over again (after the fact) “Oh, we should have bought here when we had the chance.” We know that sometimes, empty nester folks have a little trouble “pulling the trigger.” And since we’ve never really done the hard sell thing, people have sometimes missed out on the kind of “all-season” house that would have worked for them in this season of their lives.
So – one of the mistakes that we don’t want YOU to make is thinking it is still 2009, when the housing market was incredibly depressed – and prices were too. I don’t know whether you’ve been reading the newspapers (empty nesters still do that) – but the housing market has improved significantly over the last year or so. We had one of the best years we’ve ever had in 2012 – and we’ve had a GREAT start in 2013.
A lot of you empty nesters will remember the character actor Walter Brennan – and you might even remember that he starred in a western series called “The Guns of Will Sonnet.” While there wasn’t a lot about that show what was worth remembering, there was one memorable line from that is still with us – in the first episode, he mentions that his son is an expert with guns, while his grandson is better, "and I'm better than both of 'em -- no brag, just fact."
Well, unfortunately, what’s happening with prices right now isn’t something to brag about – but it is fact. So – while I don’t want to make the mistake of sounding like some slick-talkin car salesmen, I will say that you may want to take advantage of current pricing, current interest rates, and current availability – and find the “all-season house” that will meet your needs for a number of seasons to come.
