• NO Closing Costs*

Providence Real Estate Development is brightening the spirits of home buyers this holiday season with three great offers.

Starting with a free full set of whirlpool kitchen appliances and up to $3,000 in closing costs based on your personalized loan portfolio with preferred lender Guaranteed Rate, those who opt to move into an available inventory home will also receive a complimentary flat screen TV.

“I have been in the mortgage loan business since 1992. After managing several small community banks, I started focusing more on helping families obtain financing for their new homes - I was inspired by their faces and gratitude at each of the closings,” Dave Polarek of Guaranteed Rate said. “I have come to specialize in new home purchase, new construction and FHA financing. Over the last couple of years, Providence stands out to me because they have such a wide array of homes and price points. Regency in Crown Point, for example, is a great value for a variety of buyers who can pick out some of their own options for virtually the same cost of an existing home.”

Adjacent to Youche Country Club near Crown Point High School and minutes from the Lake County Fairgrounds, St. Anthony Medical Center, YMCA and historic downtown, Regency compliments its great location near I-65 with an impressive variety of affordable new homes.

In the newly opened phase of single-family lots that features a great selection of lookout basement opportunities, there are plans for a Jasmine featuring four bedrooms, two and a half baths, plus a loft, lookout basement, and 3 car garage with pricing that starts in the $260s or a Lancaster also with four bedrooms and two and a half baths with pricing that starts in the $220s.

Both of these homes qualify for free appliances and the free flat screen TV plus closing costs as applicable.

“What’s great about these homes is that buyers still have time to make their personal selections and move in very early next spring,” Lisa Mullins of Century 21 Executive Realty said. “For those people who want to choose their own lot and plan, now’s the time to lock in a great rate.”

Polarek agrees.

“We offer new construction extended rate locks for no additional fee,” he said. “This is definitely something to carefully consider since it looks like we can slowly be going into a rising rate climate.”

“There’s really nothing out there that compares with our city homes,” Carol Biel said. “We’ll be introducing a new 2-story plan very soon that includes a partial basement plus 2-car garage with pricing that starts in the $140s. Right now, we have a Stuart ranch with two bedrooms and two full baths plus a basement ready to move and priced in the $150s, as well as our Lytham model with all the bells and whistles including dramatic black kitchen appliances and upgraded brushed nickel hardware throughout priced in the $190s. Several more new homes, including the new 2-story plan will be started soon, allowing time for you to choose your selections – or you can choose the lot and plan combination you like best.”

In Winfield, Providence gives buyers the option of a single-family home community at Stonegate or a townhome community at Stonegate commons. Located just a few miles apart off of Randolph, both communities feature Providence’s signature style with community park spaces and quality home construction.

Stonegate single-family homes start in the $160s and Stonegate Commons townhomes start in the $120s with an available ranch model priced in the $140s.

“We have new townhome floor plans being released this weekend at Stonegate Commons,” Heather Klein of Century 21 Executive Realty said. “One of the great things about the current promotion is the fact that I see a lot of buyers who have been saving for quite some time and still have a ways to go when it comes to meeting both the traditional down payment and closing cost requirements. The no closing cost option helps them get into their new home sooner. Plus, there’s all the great free stuff, of course!”

“By far, the most satisfying part of my day is helping the first time home buyer,” Polarek added. “There’s much more to a home mortgage than just obtaining the best rate, and I take the time to show them all their options so they can find the one that best fits their needs for their new home.”

With an available model priced at $99,980, Providence Townes of Lowell is an especially attractive option for first-time buyers’ on a budget.

“You can’t beat this deal,” Mullins said. “For most people, you can own this home for less than you’re paying in rent. Along with our current promotions, qualifying buyers can also take advantage of no-money down USDA financing.”
