In honor of new homes month, which the National Association of Home Builders (NAHB) celebrates each April to highlight the trends reflective of the creativity, innovation and practicality homebuyers are seeking today, 36 beautiful new homes throughout northwest Indiana will be open for you to tour during the Spring Showcase of Homes Saturday and Sunday from noon to 4pm.
You’ll see some great examples of how our local homebuilders are delivering new homes with exceptional design elements that serve the current financial and functional needs of homebuyers.
“Traffic was steady in all of our communities last weekend, and particularly robust in The Gates of St. John where multi-generational buyers can learn about a variety of new home opportunities,” Rachel Randall, director of sales and marketing for Phillippe Builders, said. “Jennifer (McCollum, Phillippe’s onsite representative) found herself doing group presentations with two, three and four couples coming in at once. The best part is that they were all genuinely interested. Some people have already listed their current home for sale. It hasn’t been like this in years.”
Keeping the focus on the many benefits of new construction, including the long-term cost-savings of increased energy efficiency, McCollum also answered very specific questions about included features.
“She spent quite a bit of time going over our standard features with potential buyers. They want to know exactly what’s included versus what’s an upcharge,” Randall added. “It’s amazing really. We needed to make more printed materials for this weekend.”
Designed from the ground up to be energy efficient with the very latest technologies and materials, today’s new construction homes also feature dynamic floor plans for the next generation of homeowners.
Local builders are certainly listening to buyers when it comes to designing livable great rooms that combine kitchen, dining and living in the heart of the home. As the gathering place for meal preparation and eating, homework, entertaining, relaxing, playing and working, this is one area where new construction really shines.
New homes are also designed to include convenient storage features such as walk-in closets, custom cabinetry, built-ins and large pantries that stow away items purchased in bulk, master suites located on either the main floor or upper level (and sometimes both to accommodate multiple generations living under the same roof), convenient closets and shelving in places like the laundry room and drop off zones, well-placed outlets for things like wall-mounted televisions, small appliance as well as a multitude of personal electronic devices, plenty of natural daylight with the opportunity to add layers for reading and work zones starting with the ceilings, along with a focus on outdoor living that often includes fresh, new landscaping.
While the layout of a typical existing home can be changed to some extent to meet the unique needs of all the different buyers shopping for a home now, the significant energy savings as well as all the improvements to the health, comfort and safety of a new construction home may be considerably more difficult to replicate.
However, beyond increased comfort, peace of mind and the amount of time and money they will save thanks to fewer maintenance needs and less energy use, buyers of new construction are also searching for a home that gives them the things they love.
“As a custom home builder, I always try and keep something in inventory to show my buyers, who are typically second or third time homebuyers. There’s definitely a market for every home, and this is the niche I’m in,” Lance Dabrowski of Dabrowski Construction said. “It’s important for them to see the finer things, all the amenities, that are included in the price of a home we build.”
Ultimately, with a new home you're starting fresh. There’s no need to change a thing. You can move right in, unpack your boxes and enjoy your new lifestyle. Plus, you get the latest technologies and systems complete with manufacturer warranties in the event anything goes wrong so there’s no need to worry about the age of the roof or the furnace or the dishwasher or anything else – because it’s all brand new!
“It’s nice to see so many people out getting an idea of what they want to do. There’s definitely business out there. I’ve been doing this for 21 years and we may not be seeing as many buyers as we once did, but there aren’t as many contractors either. It’s as good as it’s been in five years,” Mark Markovich of Mark I Homes said. “We target two different buyers with our single family homes and paired patio homes. I would say that everyone we saw last weekend was in the market to buy a home, with a few in panic mode who already sold their existing house and need something now.”
With new construction homes for all different buyers open this weekend – from those in search of their very first home because buying can now be less expensive than renting in some cases to those who have been waiting for the right time to make their next move whether it’s to something larger or more manageable - there’s definitely something for everyone. Even if you’re not sure about your plans right now, who knows what the future holds. Wouldn’t it be great to meet a few potential builders for the new home of your dreams?
