ST. JOHN — A new community is being proposed for the town.
Walden Clearing would consist of 112 homesites on about 80 acres along the north and south side of 93rd Avenue just west of Cline Avenue.
Joe Lenehan, of local builder Olthof Homes, recently presented the plan during the town's Plan Commission study session. He said the first step would be to rezone the area as a planned unit development, which is an "effective tool for planning a new community."
"It provides you the flexibility to be able to be creative with planning," he said.
Lot sizes for the single-family homes would be at minimum 80-by-150 feet. The square footage for the homes would be a minimum of 1,900 and up to 3,500.
Lenehan said there is a low density planned at 1.4 units per acre, with 28 acres being left for open space. Parks would be spread throughout the community with natural areas and nature preserves. Traffic improvements at Cline and 93rd also are planned.
Commission member Robert Birlson said he would like to see the minimum lot sizes at 100-by-150 feet.
Developers will appear at the commission's Feb. 7 meeting to request a public hearing.
