CROWN POINT | The Plan Commission compromised Monday with local developers on an eight-building development at the site of the old Lake County Greenhouse on Indiana Avenue.
It unanimously gave site development plan approval for the proposal, contingent on at least 25 percent of the development being warehouse space.
Tim Heidbreder and Tim Henderlong's plans for the property include a retail, office and warehouse space similar to Millennium Park.
Their original proposal would have been 50 parking spots short of the 200 required by ordinance. The compromise on warehouse space brings the site plan into compliance with city parking requirements.
Originally, commissioners requested the developers agree not to have any retail businesses on the site.
Henderlong said he was concerned about being restricted as to what could go into the development.
"It's a matter of demand, and you don't know what the demand is," he said.
The developers studied the parking in Millennium Park as a model and found 150 parking spaces would be more than adequate for the size and type of development they wanted to put in off Indiana Avenue, Henderlong said.
Up to 75 percent of the development can be office space, the Plan Commission said.
