SOUTH HOLLAND | The South Holland Village Board voted 5-0 for a $175,000 incentive that will bring a car wash and potentially a restaurant and a retailer into the village.

DKM Enterprises, of Naperville, will buy the 3.3-acre parcel at 1111 162nd St., which used to house a Ford auto dealership.

The redevelopment agreement between DKM and the village will allow the new owners to apply for $175,000 in tax increment financing-eligible funds.

DKM plans to demolish the building on the property and build a car wash on one acre. Money for the demolition, landscaping and the car wash are all TIF-eligible expenditures, officials said.

Trustee Larry DeYoung, who worked on the agreement with DKM, said a restaurant and a retail outlet are potential suitors for the remaining two acres.

“It is in their (DKM) plans to expand the use of the property beyond the car wash,” DeYoung said.

In a tax increment finance district, taxes generated from development in the district are used to make further improvements within that district.

DKM representatives told the board the TIF agreement would expedite building the car wash and also help attract other developers to the property.

Trustee Keith Chambers was not present at the meeting.

In other village news:

• Trustees adopted a resolution to rent 60 percent of the Faith, Family and Future Center, 16931 South Park Ave., to River Oaks Community Church. The rental agreement is for $3,000 per month, and is being done on a month-by-month basis. The church will use the space for various church activities.

• Residents asked trustees if they would consider waiving the cost of a village vehicle sticker for veterans.

Village President Don De Graff said village policy provides free village stickers for those in active military service. He said the village administration would look into expanding the policy to veterans. Vehicle stickers cost $40.

• The board agreed to re-sign with CPI Qualified Plan Consultants, of Omaha, Neb., for another year. CPI administers the deferred compensation plan for village employees.
