CEDAR LAKE — A local builder was looking ahead when he appeared before the plan commission during its October study session.
Robert Henn, of Henn and Sons Construction, Cedar Lake, came before the board asking for a site plan for 13109 Wicker Ave., Lot 2.
Many a petitioner has come before the commissioner with a site plan in mind. But unlike most petitioners, Henn does not yet even have a client for that site.
The lot is zoned light retail, and most clients would ask Henn to build to suit. However, given the site work that is always done once a plan is in place, the process can take 18 months from beginning to end. Prospective clients don’t want to wait, he said, and “go elsewhere.”
“There’d be plenty of room (for two buildings)” on the site if two interested parties come along, he said. Henn was appearing before the commission for direction, he said. He’d like to first get a site plan in place and then proceed with attracting clients.
The buildings themselves also will need to go through the planning process, said Town Engineer Donald Oliphant.
Commissioners seemed receptive to Henn’s proposal and said they would give him the information he needs to take the process to the next step.
