SCHERERVILLE | The Napleton Automotive Group has plans to open a Fiat dealership on its property on the east side of U.S. 41 north of 67th Avenue.
The development would open between the existing Mercedes and Nissan dealerships on the property, said Gary Torrenga, of Torrenga engineering.
The building would be constructed next to the detention pond on the site, Torrenga said.
The Plan Commission on Monday unanimously granted primary approval of a two-lot subdivision and multiple waivers, including one that allows the depth of the detention pond to exceed 4 feet.
Torrenga said the pond's depth would be about 4 feet 3 inches.
The approval received from the commission came with multiple conditions, including that the building will have a sprinkler system installed and the development must obtain necessary approvals from the town's Board of Zoning Appeals.
Some of the requests the zoning board will hear later this month involve signs proposed for the dealership.
Secondary approval from the Plan Commission also is required for the dealership plan to advance.
If the project obtains all the necessary approvals, groundbreaking could take place in early summer, according to the Linden Group architectural firm.
Construction of the dealership could be finished in about six months.
In other business, Midwest Pipe Coating received the commission's approval to use property at 812 Kennedy Ave. for storage purposes.
A portion of the property is considered wetland, but no pipe would be stored on the wetland area of the property, Torrenga said.
Midwest Pipe Coating would shuttle pipe to the storage area from its existing location, which also is on Kennedy Avenue.
