VALPARAISO | A new development featuring businesses and luxury apartments came before the Valparaiso Site Review Committee on Tuesday.
The 117-acres development off Evans Avenue is proposed between Ind. 49 and County Road 275 East. Luxury apartments and business would go into the area, with a possible connector road from Evans to Vale Park Road.
Zoning changes need to be approved before the site can move forward. Plans call for 45 acres to be rezoned as a business park, while the southern areas would be rezoned to urban residential classification for the luxury apartments.
“We think the business park is very important,” said Todd Leeth, an attorney with Hoeppner, Wagner and Evans in Valparaiso. “We know the city is looking for shovel ready sites, and this is a well suited area for that in Washington Township. You have good traffic circulation from Vale Park, if that would go through, and certainly from Bartz Road.”
The apartments would feature 512 units with attached garages. Three different types of apartments would be built, with either two or three stories. A walking trail would run though the development that would connect with other trails in the area and a clubhouse would be available for residents.
The apartments are being designed by BSB Designs, a residential and commercial architecture service firm.
The new development hopes to “piggyback” off the new Porter Regional Hospital and help the continued development along Ind. 49 between Chesterton and U.S. 30. The development is in the conceptual stages, meaning the site needs to be altered for fire and water codes, as well as other city codes.
The Valparaiso Plan Commission will have their next meeting Nov. 13, with the possibility of holding a special meeting Nov. 20 to further discuss the development. The City Council will hear the recommendation of the project on Nov. 20, with a final vote on Dec. 10.
