The Morningside subdivision in Crown Point could soon have a new neighbor with homes ranging between $650,000 and $1 million.

CROWN POINT — Looking for a new home in the $650,000 to $1 million range? 

Those would exist in a proposed new subdivision in the city called Greenview Flats. 

Tom Fleming, of Fleming Realty, represented the developer of Greenview Flats at a recent Plan Commission meeting where he said the project calls for 10 large single-family homes just north of Morningside subdivision. That subdivision features luxurious homes, including that of Dean White, the late billionaire and real estate mogul.

Nine of the 10 homes would be on the north side of Greenview Place. The lots would average a little more than 1 acre, with one lot about 4 acres.

Fleming said the best use for the heavily wooded area, which features steep topography, is to develop large single-family lots. He said an advantage to the city is no extra streets are needed to be maintained.

Residents from nearby homes said they were concerned about the wetlands and the abundance of wildlife in the area.

Fleming said a wetlands study for the property was done and the home construction would not affect the wetland area.

Depending on further approvals, the project would begin in late summer or early fall, Fleming said. Although primary subdivision plans were approved by the commission, developers still have to return with secondary plat (the final detailed plan) approval where conservation easements on the property will be discussed.
