SCHERERVILLE — Plan Commissioners had positive comments for a new development plan for along Lincoln Highway, save for the parking.

Ken Christensen, second-generation owner of Earl’s Heating and Air Conditioning, put forward plans for a new building at 5050 W. Lincoln Highway during the April 16 Plan Commission study session. Study and work sessions are for discussion purposes only; action on a given project is taken during at a subsequent meeting.

Christensen wants to put in a new building on the property to house the company’s offices. Currently the company is doing business out of an old farmhouse structure on-site. Phase Two of the development plan would involve building warehouse space behind the site’s existing pole barn.

Christensen said he would reserve 1,000 square feet of the new building for his company and rent out the rest. Future tenants likely would be professional tenants, such as attorneys or insurance agents.

The plan looked good to commissioners and to town officials, save for the number of parking spaces on the submitted drawing. "(The site) looks pretty tight on parking," Town Manager Robert Volkmann said.

Plan Commissioner William Jarvis and others agreed. "I’m not telling you how to do your project," Jarvis said. But the plan submitted to commissioners had five parking spaces inked in, including one mandated for parking for the handicapped.

"If you didn’t intend to rent it, you wouldn’t built it," he said, and having tenants will necessitate more parking spots.

Christensen is in the earliest phases of presenting his project to the commission. The site is located in the U.S. 30 commercial corridor district.

The next Plan Commission public meeting will be 6 p.m. May 7 in the Town Hall meeting room.
